Meadowbank regeneration

The redevelopment of Meadowbank is a major Council led regeneration project which will deliver a modern sports centre with new homes and community facilities on the surrounding site.

Project updates

Planning

A planning submission addressing AMC application condition 2 of 18/00154/PPP was validated at the end of March 2023. This is the third stage of the planning process concerning the Meadowbank masterplan.

Smokey Brae improvements community engagement

The developed designs for the Smokey Brae improvements were put on display at Piershill Library and on the Council's Consultation and Engagement Hub. .

Feedback from the survey will be considered during the next design stage. Once complete, it is the Council’s intention to deliver the improvement works to Smokey Brae. In order to do so, the statutory Traffic Regulation and Redetermination Order processes will need to be undertaken. The statutory order process is anticipated to be commenced during 2024/2025 and will provide local residents, stakeholders and the wider public with an opportunity to review and comment on the further developed proposals prior to final approval and delivery.

Housing-led development

The key principles are

  1. The Masterplan proposes 705 homes along with commercial and community premises.
  2. Circa 35% of the homes will be affordable with a majority of these as social rent.
  3. Building heights adhering to the heights approved in the masterplan that were carefully considered to tie in with the surrounding character of the area.
  4. The proposal is very low car and will focus on active travel through an exemplary ‘people priority approach.’
  5. The plans include well-designed public realm, community gardens, parklets, informal play space and protection of the rare Wheatley Elm Trees.

Sports centre

The Meadowbank Sports Centre opened in summer 2022.

Meadowbank sounding board

A sounding board meets regularly to review progress on the master plan. The sounding board is made up of

  • community representatives 
  • local Councillors 
  • Council officers. 

Building with Nature

The Meadowbank master plan was awarded Building with Nature accreditation on 30 August 2020. Building with Nature is a new benchmark for high-quality green infrastructure, setting the standard for the design, implementation and maintenance of high-quality green features in new development across the UK.
